Pending Sales Statistics for Single Family Homes and Condos
|
Pending Sales:
These are properties that are "Under Contract". This means that
there has been a "meeting of the minds" between the Seller and a
potential Buyer for the property. The contract has been signed by
both parties but has yet to close. There might be certain
contingencies still existing in the contractual agreement left to be
satisfied such as inspections or mortgage and association approvals.
However, most if not all of the transactional elements such as price,
escrow deposit and actual closing date have been already agreed upon in
writing. This is the statistic that shows when the actual selling
event took place in the market and therefore tends to be the best place to look to
see a timely representation of market momentum. Closed Sales
show the same data in general, however, those events are stretched out
over the 30 to 90 days that it might take to actually close the sale of
the property and transfer ownership.

Closed Sales:
These are real estate transactions that have already closed and property
ownership has already already been transferred. While the
transactions might have been agreed to 30 to 90 days prior to the actual
time of the Closed Sales event, these properties are no longer Pending
Sales but Closed Sales. For the most part, these statistical
representations are a lagging mirror of Pending Sales. The real
advantage to the Closed Sales data is being able to finally see the
actual Sales Prices of those specific Closed Sales that actually pertain
to your potential specific real estate transaction.
